Kitwe is Zambia’s second-largest city (2022 census: 661,901, though a UN metro estimate puts the wider figure closer to 710,000) and the heart of the Copperbelt, the copper-mining region that has shaped almost everything about how the city is laid out. Kitwe grew up around the Nkana copper mine, founded in 1936 as a mine-support township, and reached city status in 1966 on the back of the era’s copper prices. Mopani Copper Mines’ Nkana Complex still sits inside the city today. Ownership passed to International Resources Holding, a UAE-based investor, in a March 2024 deal, worth noting since Copperbelt mine ownership has changed hands more than once in the past five years.
That mining history matters for house-hunters, not just historians. In 1997, Zambia’s ZCCM privatization sold off mine-company housing to the miners living in it at the time, which is the reason older Kitwe townships like Nkana East, Nkana West, Wusakile, Mindolo, and Chamboli are ordinary private housing markets today rather than employer-owned estates. If a Kitwe neighborhood name sounds like it came from the mining company rather than a real-estate developer, that’s usually why.

Riverside
Riverside is the name that comes up first and most consistently for a quiet, safe, low-density part of Kitwe. Wikipedia, Property24, Pam Golding, and even the existing (outdated) BE FORWARD post on Kitwe all describe it the same way, and it carries a higher-end reputation among Kitwe’s residential areas.
Part of that reputation is anchored by Copperbelt University, whose Riverside campus sits on Jambo Drive. That’s a real draw for rental demand from professionals and academics, on top of the quiet streets and larger residential plots that give the area its upmarket name. Day-to-day services back that up too: Riverside Urban Health Centre and Riverside Medical Centre both sit on or near Zambezi Road, so residents aren’t dependent on a drive into town centre for basic healthcare.
One thing worth knowing if you’re searching listings yourself: BE FORWARD’s own site occasionally tags Riverside-titled listings under a “Mukuba Village” location instead, and vice versa. This isn’t just a BE FORWARD quirk. Formal address records elsewhere list a “Mukuba Village” plot address under “Riverside, Kitwe” — the two areas are treated as adjacent, or even overlapping, rather than cleanly separate. If a Riverside search comes up thin, it’s worth checking Mukuba Village listings too.
Parklands
Parklands shares Riverside’s reputation for being established and low-density, but real buyer search activity tells a slightly different story than that reputation alone. One of the most-searched Parklands terms is specifically for a budget, “by owner” sale, real evidence the area’s actual price range is wider than “upmarket” implies. Treat Parklands as an area that spans more than one price tier, not a single-bracket neighborhood.
The area’s biggest anchor is retail. Mukuba Mall, Kitwe’s first major shopping mall, was built on Chiwala Road on the site of the old Kitwe Zoo and opened in April 2015 at a cost of around $50 million, funded by South African developer Heriot Properties. It brought Shoprite, Pick n Pay, Mr Price, Truworths, and other South African retail chains into Kitwe, and it’s the shopping centre most other Kitwe listings measure “proximity to amenities” against. Parklands is also home to Kitwe Boys Secondary School, on Kumboka Drive next to Kitwe Central Hospital, one of the city’s oldest schools, founded in 1957 as a whites-only school for mine-company families under colonial rule. That’s a reminder Parklands, like Nkana East, has roots in mine-company town planning, even though it was never one of the ex-ZCCM housing estates itself. Today it’s an ordinary mixed-income suburb: family houses, schools, and a shopping centre within walking distance of each other, not a single-price-tier “executive” area.

Nkana East & the Mine-Housing Story
Nkana East is one of the original townships tied to the Nkana copper mine, and it’s the clearest example of the ZCCM privatization story mentioned above: housing built for mine staff in the mid-20th century, sold off to sitting tenants in 1997, and now bought and sold like any other private housing. The mine connection still shows up in what’s actually located here. Mpelembe Secondary School, on 27th Street, opened in 1983 by then-President Kenneth Kaunda as a ZCCM-sponsored engineering prep school and is now a highly selective Catholic-run day and boarding school, while MCM Nkana Secondary School on 26th Avenue is still operated directly by Mopani Copper Mines.
Copperbelt Energy Corporation, the Lusaka Stock Exchange-listed company that runs the Copperbelt’s electricity transmission network, has its headquarters on 23rd Avenue here too. All of that sits on top of an established, mid-market residential base with real rental demand alongside sales activity. If you’re curious why so many Copperbelt neighborhoods carry mine-era names and layouts, Nkana East is the place that explains it.

Kitwe West
Kitwe West is a newer part of the city with real, consistent search demand from buyers looking specifically for modern housing. It was in fact the single top-matched keyword on the existing 2019 BE FORWARD post about Kitwe. Worth knowing before you search: “Kitwe West” isn’t a single, cleanly-bounded suburb the way Riverside or Parklands are. The name started as a Northern Rhodesian parliamentary constituency (1959–1962), and today it functions more as a loose label that overlaps heavily with Nkana West, a residential suburb immediately west of the city centre that also dates to the mine era, and court records from the ZCCM sitting-tenant sale litigation (Banda v ZCCM Investment Holdings, 2010) place at least one Nkana West property inside that same 1997 scheme, though no comprehensive record confirms full coverage across the suburb. Listings for “Kitwe West” and “Nkana West” cross-reference the same properties often enough that they’re best treated as one search area rather than two distinct ones.
What’s actually for sale there is a genuine mix. BE FORWARD’s own current Kitwe West listing is a 4-bedroom “executive modern” house on a 2,500 sqm plot with a title deed in hand, while other listings there range from fully-let apartment blocks to vacant land with road frontage directly onto the Kitwe-Ndola dual carriageway, relevant if commuting toward Ndola matters to you. New-build houses, income-generating flats, and raw plots along the highway are a fairer description of what “Kitwe West” buyers are choosing between than any single housing type.
Ndeke
Ndeke is a genuine, established residential area within Kamfinsa constituency. It’s also home to a Presidential Lodge, a State House-controlled guest facility used when the President visits the Copperbelt. That lodge has a troubled maintenance history: it was rehabilitated at government expense, then vandalized, and a further restoration project was underway as of 2011 with plans to station police on site afterward specifically to stop repeat vandalism.
It’s a reasonable inference, not something either source states directly, that this kind of poorly secured, semi-derelict government property makes the area more exposed to exactly the risk described next. Local news reported illegal land allocation near the Ndeke Presidential Lodge area in December 2022, with plots demarcated dangerously close to a railway line and overhead power lines. That report is now nearly four years old and single-sourced, with no newer coverage found, so treat it as a reason to verify land title carefully in this specific area, not as an ongoing certainty. The area has also seen a community mini-hospital project beset by delays since construction began in 2016, still incomplete as of the last public update in 2021, a reminder that infrastructure promises here are worth confirming in person, not just taking on trust.

Mukuba Village
Mukuba Village is an up-and-coming, more budget-friendly area, popular for apartments as well as houses. As mentioned above, keep an eye out for listings that describe Riverside-like qualities but are actually tagged to Mukuba Village, or the reverse. It’s a known quirk of how this specific area gets listed, and it isn’t just a BE FORWARD tagging issue: formal address records elsewhere file a Mukuba Village plot under “Riverside, Kitwe,” suggesting the two are treated as adjacent even outside BE FORWARD’s own listings.
The name traces to Mukuba Pension Trust, one of Zambia’s oldest occupational pension schemes, set up in 1982 by ZCCM Investment Holdings and the Mineworkers Union of Zambia to manage mining-industry retirement benefits. Mukuba Village is listed among the Trust’s own Kitwe investment properties, meaning, unlike Nkana East’s mine housing, which was privatized to individual sitting tenants in 1997, Mukuba Village has stayed more of a pension-fund-linked rental asset than a house-by-house private-ownership market. Day to day, that history mostly sits in the background: it’s a working residential area with a genuine mix of houses and flats, priced for buyers the “executive” neighborhoods don’t serve, and part of a small naming cluster (Mukuba Village, Mukuba Natwange, Mukuba Mall) that all trace back to the same mining-community pension trust.
Kitwe Town Center
Kitwe Town Center functions as the commercial and business anchor of the city: shops, offices, and services cluster here rather than a residential neighborhood in its own right. Most listings tagged to it are commercial units, shops, or land, not houses.
The commercial spine runs along Oxford Road and Independence Avenue, where the Ndola-Kitwe dual carriageway effectively terminates as it enters the city. Town Center is, literally, where Kitwe’s main road in from Ndola ends. Chisokone Market anchors everyday retail here and has been a fixture long enough that it’s occasionally made news for reasons other than shopping: Kitwe’s mayor had to publicly deny in 2018 that the market had been sold to a private buyer. The area also carries a piece of Copperbelt labor history distinct from the mine-housing story used elsewhere in this guide. Katilungu House, on Obote Avenue in Town Center, is named for Lawrence Chola Katilungu, the former Nkana Mine worker who became first president of the African Mineworkers’ Union in 1949, and the building is still the head office of the Mine Workers Union of Zambia today. So where Nkana East explains how mine housing became private property, Katilungu House explains where the miners themselves organized. If your priority is walking distance to shops, banks, the market, and offices, it’s worth knowing about; if you want a house to live in, look at the residential areas above instead.

Buying From Abroad?
The national rules apply the same way in Kitwe as anywhere else in Zambia. There’s no Copperbelt-specific carve-out. See Can Foreigners Buy Property in Zambia? for the full picture on eligibility before you get attached to a specific house.
